Santa Monica Proper Hotel
700 Wilshire Boulevard, Santa Monica
NTH Haven

90.0 NTH Haven
A 1920s landmark and a new wing layered by Kelly Wearstler in plaster, oak and pale tones.
Proper took a Spanish Colonial building from 1928 and joined it to a new seven-story wing, and Kelly Wearstler’s interiors make the two read as one house: limewashed walls, pale timber, textured ceramics and a palette that looks bleached by the coast. It is a design-led city hotel with a rooftop pool, a few blocks from the bluffs.
The health story here is a set of specific rooms rather than a property-wide policy. The hotel’s Wellness and Proper Sleep rooms add an air purifier, shower filters and bath filtration, blackout curtains and hypoallergenic pillows.1 Standard rooms are not described in the same detail, and we have not yet reviewed laundry or cleaning products.
The Proper Sleep Room also comes with an essential-oil diffuser.1 If air and water at night matter to you, book one of the dedicated rooms, say so when you reserve, and ask for the diffuser to be removed before arrival.

What we love
- Wearstler’s tactile interiors: plaster, oak, stone and linen rather than gloss.
- A 1928 Spanish Colonial building joined to a new wing so the two read as one house.
- A walkable location on Wilshire, a short stroll from the bluffs and the beach.
Worth knowing
- The Proper Sleep Room includes a Vitruvi essential-oil diffuser, and aromatherapy is offered as an add-on.1 Ask for the diffuser to be taken out before you arrive.
- Pets are welcome: dogs up to 45 lb, two per room, for a one-time fee; no cats.2 If you are allergic, ask for a room that has not recently hosted one.
- Purification and filtration are described for the dedicated wellness rooms only, not for standard rooms.
- The hotel calls itself non-smoking, but its policy names guest rooms, public areas and restaurants, not balconies or terraces.2

Exceptional, with clean air and water as standard rather than as an upgrade.
Calibrated so the best hotel in this edition (Santa Monica Proper Hotel) reads 90. Framework v1.2; next review 2027-10.
The benchmark for a guest who wants every lever in one stay, and the first hotel in the guide to reach Haven. The Proper Sleep Room pairs an Eight Sleep bed with a Jaspr purifier, Filterbaby filters at the shower and the tap, blackout curtains and a Loftie sunrise clock. Downstairs, the kitchens are seed-oil-free and the recovery suites hold a red-light bed, infrared sauna and cold plunge. Book the Proper Sleep Room, and ask for the lavender diffuser to be removed if you prefer an unscented room.

Fragrance
Added scent is the most common complaint from sensitive guests, and the hardest thing to see on a booking page.
No added fragrance in rooms
Not metin some rooms or areas
The hotel says: The Proper Sleep Room’s features include a Vitruvi diffuser, and aromatherapy is offered as an add-on.
Our note. Other rooms are not described. Ask for the diffuser to be taken out before you arrive.
How we know
What we look for. No air fresheners, plug-ins, room sprays or diffusers used in guest rooms.
Why it matters. In a US population survey, about a third of adults reported health problems, such as migraine and breathing difficulty, from fragranced products. Terpenes in many fragrances also react with indoor ozone to form fine particles and formaldehyde.
Sources: Steinemann, Air Quality, Atmosphere & Health, Fragranced consumer products: exposures and effects from emissions (); Nazaroff & Weschler, Atmospheric Environment, Cleaning products and air fresheners: exposure to primary and secondary air pollutants ()

Air
What you breathe for eight hours a night: smoke history, fresh air, filtration and anything burning in the room.
Smoke-free property
Not yet reviewed.
So far, the hotel says: It is a non-smoking hotel: smoking is barred from guest rooms, public areas and food and beverage outlets.
Our note. Balconies and terraces are not covered by the published policy, so this falls short of the criterion.
How we know
What we look for. No smoking in any guest room, balcony or indoor space.
Why it matters. Tobacco smoke leaves a residue (thirdhand smoke) on surfaces and in dust. A study of California hotels found that non-smoking rooms in hotels that allow smoking elsewhere did not protect non-smoking guests from it.
Source: Matt et al., Tobacco Control, Thirdhand smoke and exposure in California hotels: non-smoking rooms fail to protect non-smoking hotel guests from tobacco smoke exposure ()

Not yet reviewed.
Filtered fresh air
Not yet reviewed.
In-room air purifier
Not yet reviewed.
So far, the hotel says: The Wellness Rooms and the Proper Sleep Room have ‘purifier-equipped air’ and ‘premium air filtration’.
Our note. Whether the units are true HEPA, and whether any emits ozone, is not stated, so this falls short of the criterion. Standard rooms are not described.
How we know
What we look for. A true-HEPA purifier in the room or on request, with no ozone-generating or ionizing function.
Why it matters. Portable HEPA units lower indoor particle levels, which matters most during wildfire smoke. Ionizers and ozone purifiers can add an irritant gas instead.

Allergy-friendly rooms

So far, the hotel says: The Proper Sleep Room has hypoallergenic pillows.
Our note. Barrier covers for the mattress and pillows are not mentioned, so this falls short of the criterion.
How we know
What we look for. Allergen-barrier mattress and pillow covers and feather-free, hot-washable bedding, in all or designated rooms.
Why it matters. For dust-mite allergy, US health guidance is to encase mattresses and pillows in allergen-proof covers and wash bedding weekly in hot water (130–140 °F, about 55–60 °C).

Pet-free rooms
Not yet reviewed.
So far, the hotel says: Pets are welcome for a one-time fee of $100 per pet: two pets at most, up to 45 lb each, and no cats.
Our note. Whether any rooms are kept pet-free, and cleaned to a separate routine, is not stated.
How we know
What we look for. Rooms or floors where animals are never allowed, cleaned to a separate routine.
Why it matters. Pet allergen can stay on carpets and furniture for months and travels on clothing. For allergic guests a room animals never enter matters more than any amenity.

The hotel says: The Wellness Rooms and the Proper Sleep Room have Filterbaby shower filters and bath filtration.
Shown for information; not scored.
How we know
What we look for. Shower filters that reduce chlorine or chloramine, in rooms or on request.
Why it matters. Some guests with sensitive skin prefer less chlorine in shower water. The health evidence is limited, so we list this as a comfort feature.

Darkness and quiet
Not yet reviewed.
So far, the hotel says: The Proper Sleep Room has custom blackout curtains, with bedside controls for the shades.
Our note. Sound insulation is not described, so this falls short of the criterion.
How we know
What we look for. Blackout shades and sound insulation that let the room become properly dark and quiet.
Why it matters. Night-time noise fragments sleep; the WHO’s night noise guidelines set a target of 40 dB outside the bedroom. A dark, quiet room is the simplest sleep aid there is.

Building certification
Hotel-reportedacross the property
The hotel says: Its website shows a ‘LEED Silver Certified’ mark.
Our note. Not yet checked against the USGBC project directory. LEED is mainly an environmental certification, and no year is given.
Shown for information; not scored.
How we know
What we look for. A third-party certification such as WELL, LEED or a green business program, recorded with its level, and its year where the certifier gives one.
Why it matters. WELL assesses air, water and light in occupied buildings. LEED and green business programs are mainly environmental, with some indoor-quality elements. A certificate records what was designed or checked at a point in time, not what a room is like today.
